The Awaab's Law

Awaab’s Law was introduced after the tragic death of two-year-old Awaab Ishak in 2020 from a respiratory condition caused by prolonged exposure to mould in his family’s social housing flat in Rochdale.
The case — Rashid & Anor v Rochdale Boroughwide Housing Ltd — exposed systemic failures in damp and mould management.

Key Requirements for Social Landlords (effective 2023–24):

  • 14 days to investigate reported damp and mould.

  • 7 days after inspection to provide findings and next steps to the tenant.

  • 21 days to begin remedial work if a hazard is identified.

  • Records of all damp/mould complaints must be properly maintained and acted upon.

Failure to comply can lead to regulatory action, legal claims, and reputational damage for housing providers.
